Methodology

  • Unit of analysis: An ad is counted as active if it had at least one stats record in the month — even if it was live for just a single day.
  • Latest row per month: For each ad, only the latest available stats row is used to avoid duplicates.
  • Metrics: Median/avg €/m² calculated only where built_area > 0. Engagement ratios (contacts/view, favorites/view) use sums across all ads.

  • Leiria (Silver Coast) is affordable: €1 700–1 750 €/m² vs. €3 800+ in Algarve region or €6 200+ in Lisbon city.
  • Family-sized homes dominate: T2–T3 are the backbone of the market.
  • Stable supply: ~7.3k listings, with a slight dip in August.
  • Engagement improving: Buyers are fewer but more intentful.
  • Niche segments matter: From studios attracting investors to extra-large estates signaling hospitality opportunities.
